Property in Hyderabad Real Estate: On the Road to Recovery

Hyderabad is finally witnessing the buying clarity crept in months after the state got entangled in Telangana issue. It is for the first time after creation of a separate state that the number of real estate transactions have gone up. Till now, buyers' sentiments were running largely negative on account of ongoing state of affairs. But 2014 seems to have brought a new ray of hope for them.

The over all Hyderabad property business has taken a steady path. This is indicated from the increase in the number of stamp and registration data. As per research, the total revenue collected from city has stood at about Rs. 2500 lakh. As the stability seems to be setting in fast, big players in property have forayed in the market. All the hopes are now bound to the new government policies.

As prices haven't, as yet, appreciated too much, the current period is apt to buy residential apartments in Hyderabad. Still, price rates across localities like Ameerpet, Gachibolwi, and Kondapur witnessed an upsurge in Jan-Mar, 2014. While price hike in Ameerpet was recorded at about 5%, at Gachibowli in the said period, Gachibowli witnessed 8% rise, while at KBHB, the prices went up by a much higher rate. Ameerpet, better known for a multitude of software training institutes, is a major commercial hub. Gachibowli derives its growth from IT sector. Its proximity to Hi-tech City is a major plus point. Kukatpally(KBHB) is a well-known residential cum shopping hub.

As against residential sector, the demand for commercial properties is more on the lower side. But, the strong presence of IT sector shall continue to rope in more corporate houses to the city.

Hyderabad Property Prices All Slated to Escalate This Year

Thanks to the much hyped Telangana division that Hyderabad real estate market managed to remain in news all through 2013. There is no denying to the fact the creation of a new state has been seen by both the developers and buyers as an issue of much importance. Now when the Bill has been given green signal, everyone is anxious to know in which direction shall the prices go. As per a report by the research firm Jones Lang LaSalle, the market prices shall see an appreciation in 2014. The market is heading towards recovery after facing a long period of stagnation.
The prices to buy property or rent house in Hyderabad have not budged an inch from their values since 2009. This makes the city a highly affordable market. But from investors' point of view, it lacks any major potential. But in 2014, the things are expected to undergo a change. Currently, even the high-end localities in the city like Banjara Hills and Jubille Hills have an average per square feet rates lower than the other top-notch localities of Delhi, Chennai, Mumbai, or Gurgaon. Even a tier-2 city like Vijaywada has higher psf values than Hyderabad. This clearly indicates that the city has, so far, not succeeded in utilizing its potential to its fullest.

Hyderabad Property

Hyderabad property has a leverage of carrying IT-driven localities, a factor that makes it as the popular choice for expatriates who wish to settle here. IT industry has proliferated in areas like Hi-Tech City, Miyapur, Gachibowli, APPA Junction, Kondapur, and Madhapur. These colonies remain high on demand for residential properties in the city. In spite of their up-to-the-mark infrastructure, presence of commercial giants, they haven't seen any appreciable growth in their rates. According to Jones Lang LaSalle, the rates are expected to see a marginal increase of about 5%. It has predicted that market shall burgeon more once the Telangana issue is over.

The city of Hyderabad does not carry competitive prices for residential and commercial properties. At a time, when metropolitans like Delhi and Mumbai are sitting on about-to-burst realty bubbles, the property market in this city has not seen any appreciable escalation in rates. In spite of having gone tremendous growth in IT sector and good demand for residential houses, the rates have not burgeoned accordingly. The rental rates too are low. Though there are a few localities where you will find high rental rates, still the rest of the city comes under affordable bracket.

Hyderabad Offering Multiple Options to Tenants for Hiring a 2 BHK House for Rent

The strong presence of IT industry and availability of good infrastructure have played a great role in attracting tenants from other cities to Bangalore, to hire rental spaces here. For the local residents, who belong to middle-segments of society, the rental houses offer a good option. The rates for properties have started seeing a hike post Telangana issue, and this would have direct effect on rates for rental homes too. In this blog, we are going to see how the rates for 2 BHKs are faring in different parts of the city.

Let's consider first Secunderabad; the hot localities that are generally preferred for hiring on rent include Sainikpur, Trimulgherry, Bowenpally, Hasmatpet, Paradise Circle, Lothkunta, and Kompally. The rental rate for a two-room property in these localities varies from one place to other.

Next comes Hyderabad city itself. The properties in Hyderabad in various localities like Nallakunta, D.D. Colony, Miyapur, Begumpet, varies in the range Rs. 7k-20k. Some other budget options like A.S.Rao Nagr, Dilsukh Nagar, Jubilee Hills, Kondapur, and Madhapur, however, have the higher rates, as high as 40-45k. Yellareddy Guda, YousoufGuda, Moti nagar, Manikonda too are the pricey options. At ECIL, Dammaiguda, Kothapet, Anand Bagh, and Rajender Nagar cater to rental needs of lower-income group.

Post Telangana, the property rates for a house for rent in Hyderabad are expected to increase. The prices had been stagnant from almost 4-5 years. But as the issue subsides, the realty market is expected to pick up. If that happens, then the probability of the rental spaces too becoming pricey shall increase. Indian economy is also going through an economic crisis, with the currency value already depreciated much in comparison to dollar.

As far as rental property in Hyderabad is concerned, it too is faring well, at least in some of the localities. So, a 2-BHK house for rent in Hyderabad in an area like Gachibowli can cost you around 12k/month, while the same can cost around 30k, for better amenities and state of furnishing. The Slipping Rupee affecting Real Estate in Hyderabad

With rupee plummeting like a free fall under gravity, the real estate in India is facing a crunch. In Hyderabad, that recently got itself caught within the turmoil of Telangana, is now facing the same in property market. This fall of currency is seen as the iron in the fire by NRI investors; every decease in value against dollar is seen as the lucrative opportunity by them. So, they are investing heavily on apartments in Hyderabad. For some of them, the expectations of making good money out of property investment is high so much so that they are just waiting for more slump in the value. Indian banks have further bolstered these investors by offering heavy interest rates on the amount they invest. It would be suffice to say that they are going to rake in mullahs as long as the money market is facing a depreciation.

To ameliorate the tension of common buyers who want properties for sale in Hyderabad, builders are now coming out with propositions such as pre-booking discounts and easy payment schemes. But unless the currency rises again and steadies itself to a decent value, not much hope is there in terms of sale-purchase in the city. In spite of all this, price rates in localities like Guntur and Vijaywada are soaring high. The price per square feet(psf) in the state has seen a 12% hike over the past one month. In August last month, it stood at a value Rs. 3016/-. In Hi-Tech City and Miyapur, the rates have increased by 21% and 17% respectively over past 12 months. Unless the Indian currency rolls back to its original value and the developers slash the rates, the demand is going to remain sluggish.

Leaving NRI investors aside, the scenario is not good for the end-users. The increase in inflation is stopping the buyers from making any purchase in the near future. As the demand is receding, there is a surplus supply. The result is imbalance in demand-supply ratio for the Hyderabad real estate. CREDAI(Confederation of Real Estate Development Association of India) has even laid down the proposition before real estate advisory services like Ernst & Young , Jones Lang Lasalle, and others to calculate this demand-supply ratio in the state. These agencies, whichever is assigned the responsibility, shall come out with a detailed insight of the things.

At Makaan.com, you can buy, sell, or rent houses, flats, shops, offices, studios, and plots, as listed by developers, brokers, and land owners. Lacs of properties, both commercial and residential, are available for searching. Choose the type pf property you prefer to buy in the price range that suits you the best.

The Demand Burgeoning for Apartments in Real Estate Hyderabad

As per CRISIL report, the city of Hyderabad is expected to come out of its long-term stagnation in the realty market. It has also predicted that the real estate shall grow at a fast rate in the city, given that the Telangana issue has been resolved. As per its report, the city has been envisioned to see a growth rate of 6-7% this year. As per the market analysis, the city has registered a 14% appreciation in prices in the first quarter itself. With things going reasonably good, the interest of buyers in making purchase for flats in Hyderabad is burgeoning month after month. Some of the prestigious projects have been set afloat: luxury project by Goldman Sachs has already attracted several bidders.

In Kondapur, yet another IT hub, the real estate market has proliferated quiet well. Till now, buying property here could cost you too high, but, the first quarter witnessed a slump, thus slashing the prices and garnering the interest of the end-users. In the month of August, the psf rate of Rs. 3326/- has been recorded, which is almost the same as the areas like Gachibowli, Kukatpally, and Miyapur. The other localities that have imparted a boost to properties for sale in Hyderabad include Attapur, Bachupalli, Begumpet, Gachibowli, KPHB Colony, L.B.Nagar, Madhapur, Manikonda, Nizampet, and Tellapur.

Kukatpally, a major residential hub of Hyderabad is strategically located near HiTech city. It is conveniently placed near suburbs like Allwyn Colony, KPHB, Miyapur, and Izzat Nagar. The presence of commercial market, transport facilities, and IT corridors is running parallel to the investor sentiments who want to go in for buying apartments in Hyderabad. An escalation of about 10% has been noticed from last 12 months in Kukatpally.

The realty market is doing pretty well, especially in localities like Gachibowli, Miyapur, Kondapur, Kukatpally, Uppal, KPHB Colony, Nizampet, and Begumpet, to name a few. Miyapur alone saw an appreciation of 18% over past 12 months. The psf (per square feet) value here in the month of August stood at Rs. 3066/-. The locality is coming with several up-scale projects. Its connectivity to Gachibowli and Kompally via ring roads make the place easily accessible. The area's contribution to Hyderabad real estate has been immense. Aided with good infrastructure, industrially developed units, and IT parks, Miyapur is witnessing a tremendous realty market.

Locating a Rent House in Hyderabad: The Available Options

Living in a rental property has become a norm these days: with metropolitan cities offering bait in terms of money and secured future, more and more people have took to living on rent these days. The number of people living in a rent house in Hyderabad, Bangalore, and Chennai form a lion's share of their total population. They are either low on income or have drifted to these cities in search of job. Places like Banjara Hills, Jubilee Hills, and Hi-tech City in Hyderabad attract big crowds every year. With such a high demand for rent/lease properties, the prices too are soaring like anything.

In past 12 months, the price of a house for rent in Hyderabad has seen an appreciation of more than 10%. The median price/ sq. ft for the city in the month of August is Rs. 3106. In individual localities, the % inflation is even higher. Look at Hi-tech City: the rental rate got appreciated by 29% here, with psf standing at Rs. 4131. In Miyapur, the % increase has come out to be 17, as seen over the same period. The other localities like Gachibowli, Kondapur, Banjara Hills, Jubilee Hills, and Srinagar Coloney too have pretty high tariffs for rented apartments. A 2 BHK rental property in Banjara Hills can cost you around Rs. 30,000/month. As these areas are highly populated with professional class, who earn 6-figure salaries, paying huge rentals isn't a big problem for them.

But there are people who thrive on modest incomes. For them, it becomes necessary to locate an affordable rent house in Hyderabad real estate. At Manikonda, the rates are not that high: a 2 BHK is available anywhere between 10-14k. At Nallakunta, the rental prices are even lower, starting at 6k or something like that. Berrumguda, Dilsukh Nagar, Nagole, and Mehdipatnam are a few other economical options. Bowanpally, D.D. Colony, Amarpreet, Rajender Nagar, and Attapur Ring Road too have rental properties that suit the budget of a user from middle-class segment.

What is in Store for Property in Hyderabad Post 'T' Move?

Amidst hot debates going for and against the creation of a separate state, Telangana was created. And this has done something really positive to the real estate scenario of Andhra Pradesh. The truth is that the real estate in Hyderabad is beefing all the way up and this trend has been seen after a long hiatus. Awaken from slumber after a gap of several years, the state is attracting both local users and global investors to. As the city is going to remain the capital for 10 years, the investors are no longer wavering to buy property here. The plans that were already launched but got halted due to the ongoing slump can now see light of the day.

The demand for property in already residentially-rich suburbs like Jubilee Hills and Banjara Road has increased. As the rates are still not very high, the end-user appears to be keen on buying flats in these areas. The demand for apartments in Hyderabad areas like Miyapur, HiTec City, Electronic City, and Chandan Nagar are also rising sharply. The creation of new state has impacted positively the Seemandhra cities including Tirupati, Vishakhapatnam, and Vijaywada.

With the creation of this 29th state, the probability of inflow of population reaching out to Hyderabad for jobs has increased. As this influx is happening, the demand for commercial property has also got a boost. The political uncertainties having all gone, the unused inventories and vacant house for sale in Hyderabad are expected to be filled soon. At present, there are about 33000 unused inventories; when these get filled, the imbalance in demand-supply ratio shall get corrected.

In addition to finding houses in the above posh localities, the buyers of property in Hyderabad can also look forward to more affordable options like Dilsukhnagar, Bowenpally, Attapur, A.S. Rao Nagar, and Gajularamaram. The average price per square feet in these areas range between Rs. 2000-3000/ sq. ft. while at Kondapur and Kukatpally, the prices of flats vary between Rs. 3400-3700. Hyderabad Property: Apartments Undergoing Price Escalation

With the green signal given to Telangana for statehood, all the negative speculations regarding real estate in Hyderabad seemed to have taken a back seat. The trends are expected to go in favor for the investors into property this year. As the city now would be a part of the new state, there is a high potential regarding job opportunities, which, in turn, would influence the launching of new projects and thus, bring about an escalation in demand for Hyderabad real estate.

The land rates in the city are expected to soar appreciably. This is expected in the peripheral areas like Outer Ring Road where developers are already taking interest in initiating residential and commercial spaces, in the years to come. On the same lines, the apartments for sale in Hyderabad are expected to garner an increase in price rate by 200-300/ sq. feet. For villas too, the picture seems to be rosy: as the supply is less, their prices are going to rise. Then come the plotted developments: these saw a steep rise in rates last year, and this year too, they are expected to follow the same suit. A few budgeted villas have sprung up in the areas covering north and south corridors.

Considering the last two months of April and June, areas like Guchibowli and Bachupalli saw an increase in price rate by 10-15%. Guchibowli has already acquired the status of being the most preferred location for the buyers looking out for house for sale in Hyderabad. In the first quarter only, Hi Tech city witnessed even a much higher growth rate of 29%. Talking of the city as a whole and considering a span of last 12 months, the per square feet value got a raise of about 16%. On the contrast, areas like Kondhapur and Kompally have witnessed a slight decrease in values.

The rates are exorbitant in Benjara Hills where the current per sq. feet (psf) value in July, 2013 stands at Rs. 6183. It is interesting to note that this locality gained such a bump only in late February this year. Prior to that, value was somewhere around Rs. 1030/sq. feet. For upper class buyers, who are seeking Hyderabad property in plush locations, Benjara Hills is a good option. Its swanky hotels, top-class malls, commercial buildings and closeness to MMTS station add the much-expected glamor. The presence of International Airport at Shamshabad, the surrounding areas are expecting the price rises.

At Makaan.com, India's fastest growing property site, you can search houses, villas, lands, plots, shops, warehouses for buying and renting. Lakhs of properties from developers and promoters are listed over the portal, thus offering the buyers with plentiful opportunities in terms of residential and commercial housing.

Property in Hyderabad: Current Market Trends

The real estate scenario in India's fourth most populated city, Hyderabad, is smoking hot. And why shouldn't it be? Seeing the tremendous industrial and commercial progress that the city has made over years. Add to it the 6.8 million population that it holds, a reason why property trend in the city is going at par with the other metropolitan cities of India. Let's have a look at the present scenario.

As far as the price trends are concerned, the per square feet price, as per market analysis done in the year 2012, stands at Rs. 2542. The price trend over the last 12 months indicates that the rate per sq feet has raised from Rs. 2750 in July, 2012 to Rs. 3258 this month, i.e., July, 2013: a total increase of 21.05%. If trend of the property in Hyderabad of the last three months is taken into consideration, we would see that there is a slight decline of 3.33% from April to July, 2013.

The real estate scenario of Hyderabad property in Banjara Hills over the last 12 months has seen major fluctuations with constant price rates over a few months. Take, for example, the months between November, 2012 and February, 2013: the price was almost constant throughout the period. But after that, a sudden spike was noted: the value reaching at Rs. 6727 per sq. ft. by the time March came.
Next, let's have a look at market trends for Secunderabad. While the start of the year 2013 saw a slight change in the value to Rs. 2748 /sq. ft. in the beginning of January, 2013 from Rs. 2267/ sq. ft. in December, 2012. Since then, there have not been any major fluctuations.

If rental scenario is taken into consideration for the same period, it can be seen that rates remained almost fixed (no major spikes) over the last 12 months. Hiring rental property in Hyderabad can be a cost-effective way for the buyers who are restricted by budgetary constraints. Simple plots can be purchased at significantly lower rates, beginning somewhere around 2-3 lacs.

If you are on a look out for apartments for sale in Hyderabad, you can make a search in top localities like Gachibowli, Banjara Hills, Hi-Tech City, Jubilee Hills, Miyapur, Nizampet, Kondapur, Manikonda, Sainikpuri, KPHB, and Chanda Nagar. Go through online property portals that list residential and commercial structures along with dimensions like price, area, and type etc.
